What is an EPC?

An EPC is a document that provides information about the energy efficiency of a building. It rates the building on a scale, from A (most efficient) to G (least efficient), and it includes recommendations for improving energy performance. EPCs are commonly required when a property is built, sold, or rented. 

EPCs are required in many countries, especially in the EU, and they are designed to help prospective buyers or renters understand the ongoing energy costs and environmental impact of a building.

What does an EPC include?

The certificate typically includes:

Energy Efficiency Rating: A score from A to G that shows how energy-efficient the building is. The higher the rating, the lower the energy costs and environmental impact.

Environmental Impact (Carbon Footprint): The amount of CO2 emissions the building produces per year, with the goal being to reduce this impact.

Recommendations for Improvement: Practical suggestions to increase energy efficiency, such as upgrading insulation, installing more efficient heating systems, or switching to energy-efficient lighting.

How long does the survery take?

The length of an EPC survey typically depends on the size and complexity of the property, but in general between 30 mins and 1hr 30. 

The surveyor will go through the property to gather information about insulation, heating systems, windows, lighting, and other factors that contribute to energy performance. 

We aim to have the report back to you within 24hrs.

What is the minimum rating accepted for letting/selling?

Selling:

If you’re selling a property, you must provide an EPC with a rating of at least E when you market it. If the EPC rating is below E, you’ll need to improve the energy efficiency before you can sell.

Renting:

Private rental properties must also have an EPC rating of at least E to be legally rented out. If the property is rated F or G, it cannot be let until improvements are made to bring the rating up to an E or better.

How long is EPC valid for?

An EPC is typically valid for 10 years from the date of issue.

This means that if you have an EPC for a property, it doesn’t need to be renewed until 10 years have passed, unless significant changes are made to the property (e.g., major renovations or upgrades to the heating system) that could affect its energy performance. In that case, a new EPC might be required to reflect the updated performance.
